Notice is hereby given that a meeting of the Zoning Hearing Board (ZHB) of Upper Saucon Township, Lehigh County, Pennsylvania, is scheduled at the Municipal Building located at 5500 Camp Meeting Road, Center Valley, PA on Monday July 1, 2024 at 7:00 P.M. for the purpose of hearing the following appeals:
APPEAL NO. 2024-03 – Nathan & Darlene Mercer (Owners/Applicants), 5080 Route 309 Center Valley, PA 18034. The property identified as Lehigh County PIN 641487324521 1, also known as 5080 Route 309, Center Valley, PA is approximately .45 acres in size and is located in the Commercial (C) District. The applicant requests Special Exception approval to expand/alter a non-conforming use (single family dwelling) as required by Section 703.A. The applicant also requests a variance from Section 472 to place a residential swimming pool with side yard setbacks of 5’/14’ (15’ required from both side lot lines).
APPEAL NO. 2024-04 – Scott N. McIlvane & M.A. Borascius (Owners/Applicants), 1475 Station Avenue, Bethlehem, PA 18015. The property, identified as Tax Map Parcel 642354791814 1, also known as 1475 Station Avenue, Bethlehem, PA 18015, is .59 acres in size and located in the Rural Residential (R-1) Zone. The applicants request variances from Section 211.B.12.p to maintain a playset with a five foot (5’) side yard setback (15’ required), Section 211.I (as amended by Ordinance 141-A) to maintain impervious coverage of 26.38% (maximum of 20% permitted), maintain a patio connected to an existing accessory structure with 20’ rear yard setback/8’ side yard setback (35’ and 25’ required) and maintain a shed with a setback of 3’ (15’ required for an accessory structure less than 720 sq ft of area) and Section 703.B to permit enlargement of dimensional non-conformities.
