Zoning Hearing Board Agenda

PUBLIC NOTICE

Notice is hereby given that the regular public meeting of the Zoning Hearing Board of Upper Saucon Township, Lehigh County, Pennsylvania, is scheduled at the Municipal Building located at 5500 Camp Meeting Road, Center Valley, PA on Monday, May 9, 2011 at 7:00 P.M. for the purpose of hearing the following appeals:

APPEAL NO. 2011-04 - IMAX c/o EZ Signs (Applicant), 2177 Bennett Road, Philadelphia, PA 19116 and Saucon Valley Lifestyle Center L.P (Property Owner) 2650 Thousand Oaks Boulevard, Memphis, TN 38118. The property identified as Tax Map Parcel No. 641585325998 1, also known as 2805 Center Valley Parkway, Center Valley PA 18036, is approximately 55.38 acres in size and is located in the Enterprise Zone. The applicant seeks an interpretation of the determination of the Zoning Officer that the proposed IMAX sign location is on the same façade as the existing RAVE sign and in the alternative the applicant requests variances from Section 483.O.31.F of the Zoning Ordinance, as amended by Ordinance 141-A, to permit two (2) signs on a façade and to exceed the maximum sign area of 200 sq. ft. per façade.

APPEAL NO. 2011-05 - Old Saucon Investment LP (Applicant and Property Owner), 1412 Walter Street, Bethlehem, PA 18015 and Stabler Land Company (Property Owner) 4401 Camp Meeting Road, Center Valley, PA 18034. The properties identified as Tax Map Parcel Nos. 642536947758 1, also known as 2115 Saucon Valley Road and 642548134563, also known as 4373 Route 378, combined are approximately 71.33 acres in size and are located in the Open Space Residential (OSR) Zone. The applicant seeks a variance from Section 214.C.4 of the Zoning Ordinance, as amended by Ordinance 141-A, to permit 10' and 15' front yard setbacks where 25' is required, Section 214.C.5 to permit construction of detached rear garages with less than the required 5' rear yard setback and Section 513.G to allow Lot #71 to exceed the permitted amount of steep slope disturbance.

APPEAL NO. 2011-06 - Fox Chase Restoration LLC (Applicant) 3029 Church View Road, Coopersburg, PA 18036 and Paul Bouis (Property Owner) 5849 Locust Valley Road, Coopersburg, PA 18036. The property identified as Tax Map Parcel No. 641392734011 1, also known as 5849 Locust Valley Road, Coopersburg, PA 18036, is approximately 3.92 acres in size and is located in the Rural Residential Zone. The applicant requests a variance from Section 211.I to permit the construction of a residential accessory structure (barn) with a building height of approximately 28.26 feet, where a maximum of 20 feet is permitted.
